The Village covers 320 lush acres.  There are landscaped walking and biking trails around the lakes throughout the Village.  The 18-hole golf course has challenging water features and the pro shop has the latest in fashions and equipment.  We enjoy one of Arizona’s largest outdoor heated swimming pools—7,000 square feet—and soothing whirlpool spa.  Our outdoor tennis courts, shuffleboard and horseshoe pits are lighted for evening fun.  We all enjoy our 47,000 sq. ft. recreation center with it’s library, Residents’ Lounge featuring a big screen TV and VCR where we have Friday night socials, and the Multi-Purpose Room to enjoy bingo and weekly movies.  The Kachina Ballroom/theater & auditorium is for dancing, stage productions and large get-togethers.  We have arts and crafts studios, woodworking shop, game/card rooms, sewing rooms, billiards room, fitness center, beauty/barber shop, and a full-service restaurant. SUN VILLAGE is an Adult Community.  The Declaration of Covenants, Conditions and Restrictions authorizes our elected Board of Directors to adopt rules and regulations to govern the use of Village facilities and property.  These R&R’s are not intended to restrict or limit the residents’ enjoyment of the facilities, but rather to promote a safe and enjoyable living environment and to preserve our property values.

The CC&R’s containing the R&R’s and Bylaws are given to each homeowner.  According to the R&R’s, at least one resident age 55 or older must occupy each residence.  Minimum age of any resident/occupant must not be less than 40 years old.  Occupancy must be consistent with the Federal Housing Administration Act of 1988.

No guest, which includes a family member, under the age of 55 may occupy a residence unless there is a resident or lessee over 55 years old occupying the residence.  Guests under 18 years old may occupy a residence for a period not to exceed thirty consecutive days and no more than sixty days in any calendar year.
